1. Acceptance of Terms

By accessing or using propertypandit.in and related services (“Services”), you agree to be bound by these Terms & Conditions. If you do not agree, do not use the Services.

2. About Property Pandit

Property Pandit is a compliance-first real estate platform based in Chhattisgarh, offering curated property listings alongside legal, revenue, planning, and development advisory services organised under seven compliance heads. We operate as a hybrid listing platform and professional services firm.

3. Eligibility

You must be at least 18 years old and have the legal capacity to enter into binding contracts to use the Services. By using the Services you represent that you meet these requirements.

4. Services Offered

• Verified property listings (buy & rent) across Chhattisgarh.
• Due-diligence audits across 7 compliance heads (title, tribal 170-B, Bhuiyan B-1/P-II, RERA, Master Plan, court checks, physical verification).
• Registry, mutation, revenue, and planning services.
• Home loan facilitation and asset management.
• NRI-specific advisory, POA coordination, and remote monitoring.
• Legal consultation through our panel advocates.

5. User Accounts

Accounts are typically created by Property Pandit staff on behalf of clients (“admin-created”). Public self-registration may be enabled at our discretion. You are responsible for keeping credentials confidential and for all activity under your account. Notify us immediately of any suspected unauthorised use.

6. Property Listings

All listings undergo our 7-head compliance review before being published. The Pandit Score shown against each listing reflects the outcome of that review. While we take reasonable care, verification is based on records available at the time of audit. We do not guarantee clear title, absence of defects, or outcomes of future transactions. Buyers must complete their own satisfaction checks before committing funds.

7. Legal Services Disclaimer

Consultations and written opinions provided through the platform are general professional advice based on information you share. They are not a substitute for case-specific representation. Full representation requires a separate engagement letter with our empanelled advocates. See our Disclaimer for more.

8. Fees & Payments

• Rates published on the site or rate card are indicative and may be revised based on case complexity.
• GST at 18% is applied on all service fees unless otherwise stated.
• Government fees, stamp duty, registration charges, and out-of-pocket expenses are charged at actuals and are payable by you.
• Work begins only after the agreed advance is received unless otherwise agreed in writing.

9. Refunds

Refund eligibility and process are governed by our Refund Policy.

10. User Conduct

You agree not to:

• Submit false, misleading, or fraudulent information.
• List property you do not own or are not authorised to list.
• Scrape, crawl, or systematically copy content without written permission.
• Attempt to gain unauthorised access, reverse engineer, or disrupt the Services.
• Use the Services to harass, defame, or infringe the rights of others.

11. Intellectual Property

The Property Pandit name, logo, Pandit Verified badge, Pandit Score methodology, website design, text, images, and underlying software are owned by Property Pandit and protected under Indian copyright and trademark laws. You may not copy or reuse this content without written permission.

12. Limitation of Liability

To the maximum extent permitted by law, Property Pandit, its directors, employees and partners are not liable for indirect, incidental, or consequential damages arising from use of the Services. Our aggregate liability for any claim is limited to the fees you paid us for the specific service giving rise to the claim.

13. Indemnification

You agree to indemnify and hold harmless Property Pandit against any claim, loss, or expense arising from your breach of these Terms, your violation of any law, or inaccurate information submitted through the Services.

14. Termination

We may suspend or terminate your access to the Services at any time for breach of these Terms, suspected fraud, or legal reasons, with or without notice.

15. Governing Law & Jurisdiction

These Terms are governed by the laws of India. Any dispute shall be subject to the exclusive jurisdiction of the courts at Raipur, Chhattisgarh.

16. Changes to Terms

We may revise these Terms at any time. Continued use of the Services after changes constitutes acceptance of the updated Terms. Material changes will be notified on this page.
